The proposed project provides 100% community benefit. Not only will it provide a stable place to live enriched with on-site services (counseling, job training, therapy, educational support) for 40 young people experiencing homelessness, but it also includes new office space for Attention Homes’ administrative staff and a proposed breakfast/lunch café run by Boulder’s Blackbelly Market. Staffed by the residents of Attention Homes Apartments, this “social enterprise” will provide employment and job readiness skills in a supportive environment.
Supportive housing for homeless youth works! Comparable developments around the nation have shown that, within two years, approximately 70% of youth living in supportive housing become the competent, confident adults they are meant to be and move on to a life of self-sufficiency. At least 25% of the young people who will live here will have aged out of foster care. Over 35% identify as LGBTQ and cite family rejection as the #1 reason they are homeless. All of them are extremely low income and earn less than $19,000 per year (30% Area Median Income for a one-person household in Boulder).
When a young person is homeless, virtually every decision and every action is focused on how to survive. With your support, we will house these deserving young people so they may begin to thrive.
The project will be located on the northeast corner of Block 122, primarily, at 1440 Pine Street. Currently a surface parking lot, the site is owned and maintained by the First United Methodist Church of Boulder, a longstanding partner and original founder of Attention Homes. This is an optimal site for the project’s residents due to its proximity to multimodal transportation options (94 walk and bike score!), employment and educational opportunities, and the numerous cultural and recreational resources and amenities that Boulder’s downtown residents appreciate and enjoy. The block is also home to the FUMC, Boulder County AIDS Project, OUT Boulder, Lucile's Restaurant, Attention Homes’ administrative office, and three multifamily rental properties.
Landmarks: On January 4th the City of Boulder Landmarks Board approved our request to relocate 1440 Pine Street and landmark seven eligible properties on the block.
Design: The project is undergoing Technical Document Review. A building permit is anticipated by Fall 2017.
Social Enterprise: Boulder’s Blackbelly Market recently executed a letter of interest with Attention Homes to pursue a grab-and-go restaurant concept in the proposed development. Blackbelly’s Manager, Peter-Christian Olivo states, “Our ownership team is enthusiastic about this opportunity to provide a tremendous community benefit to the residents. We feel strongly, based on our success at Conestoga and Arapahoe, that local neighbors and businesses would welcome the convenience of a grab-and-go Blackbelly within walking distance of their homes and businesses.”
